During Construction we use a simple and transparent Contract based on the Cost Plus Delivery Model.  In the Cost Plus Contract the Contractor provides an extremely detailed estimate for the project but only bills for the actual costs, plus a pre-negotiated fee. 

One aspect of our business model that sets us apart from some of our competition is that we self-perform many of the key trades that make a building possible. We directly employ carpenters and laborers that help us move projects along swiftly and efficiently especially in this busy building environment. We self-perform the following:

• Light Earthwork

• Drainage

• Site Concrete

• Foundation Concrete

• Rebar

• Framing

• Finish Carpentry

• Cabinetry Install

• Window & Door Install

• Daily Clean-up

• Misc.

As part of the Cost Plus Delivery Contract all of the Subcontractor Bids are open book and are discussed in detail with the client prior to signing up each Subcontractor. We not only analyze the price for the work, but also the past performance, availability, and overall fit for the project.
